The Oaks Livermore Market Update July 2011

The Oaks neighborhood in Livermore was very quiet during the past six months, primarily due to a lack of inventory. Only one sale has closed in the past six months, with another sale pending. There are no active listings.

The pending sale is a short sale on Lakeside Circle. It is listed for $700,000 or $276 per square foot. This home has been on the market for 174 days.

I included all closed sales for the past year in the table below. In addition to the one closed sale in the past six months, another three closed in the six month period before that. The four homes sold for an average price of $844, 250 or $309 per square foot. They were on the market for an average of 19 days and sold for about 100% of the asking price. 2353 Rosebud Court was REO.

The Oaks features gorgeous upscale homes with a variety of home styles, from Mission to Country French to Vineyard/Craftsman. The homes range in size between 2,500 and 4,000 square feet, with 3 car garages and 1/4 acre to 1/2 acre flat lots, all in the pastoral setting of South Livermore.
