Vintage Hills II Pleasanton Market Update July 2011

While it has been very quiet in the Vintage Hills II neighborhood of Pleasanton, there actually was an increase in activity there. One active listing, one pending sale and no recent closed sales is not exactly a rush of activity, but it is an increase for this neighborhood. The last time a sale closed here was October of 2010, and March 2010 before that.

The active listing is on Navalle Court. It is listed for $850,000 or $324 per square foot. It has been on the market for 107 days. It is not distressed (short sale or REO).

A home on Malaga Court is pending sale and is listed for $969,000 or $296 per square foot. It has been on the market for 48 days. It is not distressed.

To provide some perspective, I listed the last four closed sales in this neighborhood, which were all in 2010. The average sales price was $888,988. That equated to $335 per square foot and was 100% of the asking price. These homes were on the market for an average of 136 days.

Vintage Hills II is an upscale development on the southeast side of Pleasanton. The neighborhood, built in the 1980’s, has a community pool. The homes feature 3 car garages, and range from 2,300 to 3,200 square feet on lots that are 7,000 to 11,000 square feet.
