Emerald Park Dublin Market Update August 2011

The Emerald Park neighborhood of Dublin continues to be in high demand. Ten sales closed during the past six months and only one of them was on the market longer than a month. There are no active listings in the neighborhood and only two pending sales.

The two pending sales are priced at $627,475, on average or $300 per square foot. One of the homes has been listed for eight days, the other for 34. Neither of these homes is distressed (short sale or REO).

The average sales price for the 10 closed sales was $684,900 or $264 per square foot. On average, the homes sold in 14 days for 98% of the asking price. Three of the ten sales were short sales (5670 Linden St., 4939 Sequoia Ave., and 4732 Woodrose Cir.).

Emerald Park is a master planned community in the heart of Dublin, near the community pool and a beautiful 50 acre city park with recreation fields, playground and more. This relatively new neighborhood, with its central location, easy commute access and popular price range is very much in demand.
