Windemere San Ramon Market Update August 2011

There was no slowing down in the Windemere neighborhood of San Ramon during the past six months, in fact, activity increased significantly. 144 sales closed during the past six months, which is an increase of about 50% over the number of closed sales in this neighborhood during the prior two six month periods. There are 31 homes actively listed in Windemere and 40 sales are pending.

The 31 active listings carry an average asking price of $904,075 or $278 per square foot. These homes have been on the market for an average of 53 days. Six of the properties (19%) are distressed (short sale or REO). The following table shows all active listings.

The average list price for the 40 pending sales is $832,915 or $274 per square foot. They have been listed for 40 days, on average. 23 of the properties (58%) are distressed. Here is a list of all pending sales in Windemere.

The average sales price for the 144 closed sales was $828,434 or $285 per square foot, which was 99% of the asking price. These homes were listed for an average of 45 days. 35 of the closed sales (24%) were distressed. The following three tables show all closed sales since February.

Windemere is a master planned community in the Dougherty Valley area of San Ramon, built between 2002 and 2006. It has new schools, a new library and over 1,100 acres of permanent open space. Homes range from townhomes to luxury homes on generous lots.
