Danville Home Sales August 2011

Closed sales of single family detached homes in Danville rose in August to 49, from 42 in July. The median sales price decreased to $800,000 in August from $852,000 in July. The median price per square foot increased, from $319 in July to $333 in August. 12 of July’s closed sales (25%) were of homes that sold for more than $1 million.

August’s closed sales were on the market for an average of 50 days, up from 42 for sales that closed in July. The sales price as a percentage of the asking price fell slightly to 96.9%. 25% of August’s closed sales were distressed (short sale or REO), down from 17% in July.

The West Side of Danville showed strong sales activity in August, as did the neighborhoods of Shadow Hills, Cameo, and Tassajara Ridge
