Closed sales of single family detached homes in Dublin remained the same in August at 27, the same number as July. The median sales price increased dramatically to $685,500 in August from $545,000 in July. That is the second highest median sales price in Dublin this year, after January’s $743,500. The median price per square foot, however, decreased to $255 in august from $278 in July.
August’s closings were on the market for 35 days, compared to 31 for sales that closed in July. The sales price as a percentage of the list price was little changed at 98.9% versus 99.1% in July. The percentage of distressed sales (short sales and REO) fell for the fourth consecutive month to 25.9% from 37% in july and 55% in April, the high for the year. There were no sales of homes for more than $1,000,000 in August, the same as July.
The Dublin Ranch neighborhood was very active, with 14 of the 27 sales. The neighborhood of Emerald Park also showed strong activity for the month.
