San Ramon Home Sales July 2011

There were 81 closed sales of single family detached homes in San Ramon in Augusat, a 33% increase from 76 in July. The median sales price fell slightly to $720,000 from $723,000 in July. The median price per square foot increased from $295 in July to $300 in August.

August’s closed sales were on the market for 46 days, up from 41 days for July’s closings. The sales price as a percentage of the list price was virtually unchanged at 97.9% in August. 21% of August’s sales were distressed, compared with 28% in July. Seven of the closed sales, or about 9%, were homes that sold for more than $1 million.

The Windemere neighborhood led the way with 21 of the 81 sales, or 1/4 of the sales activity.  The neighborhoods of Gale Ranch, The Bridges, Twin Creeks, and Bent Creek also showed strong activity in August.
