The Oak Hill neighborhood of Pleasanton has remained relatively quiet this year. There have only been three closed sales during 2011, with another pending. Two homes are actively listed. So there’s a chance this neighborhood can match its total of six closed sales in 2010.
The two active listings are priced at $749,450, on average, or $307 per square foot. The home on Alder Court has been listed for 46 days, while the one on Palm court has been available for 17 days. The palm court property is REO.
The only pending sale is on Pecan Court. It is priced at $628,500 or $391 per square foot and has been on the market for 54 days. It is not distressed (short sale or REO).
The average sales price of the three closed sales was $687,667 or $287 per square foot. That was nearly 100% of the asking price. These homes were on the market for an average of 25 days. 7886 Oak Creek Drive and 7430 Laurel Court were short sales.

Oak Hill consists of well appointed single family homes in the Foothill Road area of Pleasanton. These zero lot line homes range from just over 1,300 square feet to over 2,500 square feet. The zero lot line configurations provide a spacious feel to the lots, which typically are in the 6,000 square foot range. The neighborhood is adjacent to Foothill High School and features a park/greenbelt, as well as a community pool and cabana club.
