Ventana Hills Pleasanton Market Update September 2011

The song remains the same in the Ventana Hills neighborhood of Pleasanton - if there aren’t any homes to sell, nobody can buy them.  There is currently one active listing but there have been no closed sales since April and there are no pending sales.

The active listing is on Lund Ranch Road and the asking price is $899,000 or $301 per square foot.  It has been on the market for only seven days.  It is a short sale.

Two sales closed during the past six months, one more than closed during the prior six month period.  The table below shows all the closed sales since June of last year.  Those four homes sold for an average price of $1,028,250 or $350 per square foot.  That was about 97% of the asking price.  The homes were on the market for an average of 64 days but if you exclude 1012 Bartlett Place, which was listed for 218 days, the average was only 13 days.  None of these homes were either short sale or REO.

Ventana Hills features contemporary California style homes on large lots, many of which back up to community open space.  Several lots have sweeping views of the ridge and the Pleasanton area.  Mission Hills Park borders the development, with a large playground and large slide.
