The Pheasant Ridge neighborhood of Pleasanton continued on the somewhat livelier pace it began earlier this year. While there were no closed sales from September 2010 through May of this year, two sales closed during June and another sale is pending. Two additional properties are actively listed. Five sales closed during all of 2010, so we could well match that number this year.
The average list price for the two active listings is $1,649,944 or $308 per square foot. The homes have been on the market for an average of 55 days. Neither property is distressed (short sale or REO).
The single pending sale on Rosecliff court is listed at $990,000, which is $194 per square foot. It is a short sale and has been on the market for 197 days.
The two sales that closed had an average sales price of $1,457,500 or $324 per square foot. They sold in an average of 40 days for about 99% of the asking price. Neither home was distressed.

Located off Bernal Ave near Foothill Rd, these homes offer a convenient location close to I680 and downtown Pleasanton. The neighborhood has larger luxury homes with excellent floor plans and amenities. It is a very inviting community with varied home exteriors in different styles to create more of a custom feel. Many homes have awesome views of the Pleasanton ridge just to the West.
There is a large city park (Fawn Hills) in the middle of the development, as well as access to the Marilyn Murphy Kane Trail, Pleasanton’s newest open space trail which meanders along the scenic creek to the West of the development. There is also excellent access to both the elementary and middle school through a new access road that runs under the freeway in the East end of the development.
