The average asking price for the 20 active listings is $2,130,194 or $367 per square foot. The homes have been listed for an average of 153 days. One home on Via DI Salerno has been listed for nearly three years. Even without that home, the other 19 have been on the market for 108 days, on average. One of the homes listed on Via Di Salerno is a short sale and one on Germano Way is REO.
The five pending sales are listed for an average price of $1,857,444 or $355 per square foot. They have been on the market for 114 days, on average. Five of these properties are short sales.

The sales price for the 29 closed sales was $1,570,959 or $352 per square foot. They were listed for an average of 60 days and sold for about 95% of the asking price. That percentage is a little bit higher than what we have seen here for the past couple of years, where homes have been selling for 90% to 93% of the asking price. 3863 Antonini Way and 3739 Raboli Street were both short sales and 3458 Torlano Place was REO.
