Danville Home Sales September 2011

Closed sales of single family detached homes fell in Danville during September, from 49 in August to 36 in September.  September is in line with the 38 sales in September of last year.  The median sales price increased a little to $804,950 in September from $800,000 in August.   The median price per square foot decreased, from $333 in August to $323 in September.  Eight of September’s closed sales (22%) were of homes that sold for more than $1 million.

September’s closed sales were on the market for an average of 35 days, down from 50 for sales that closed in August.  The sales price as a percentage of the asking price increased to 97.9% in September from 96.9% in August.  14% of September’s closed sales were distressed (short sale or REO), about the same as in August.

The neighborhoods of Greenbrook, Shadow Creek, and the West Side of Danville all showed strong activity for the month.
