Closed sales of single family detached homes in Dublin fell by one unit in September from August, to 26. That is only two units off from September of last year, when there were 28. The median sales price decreased dramatically to $529,500 in September from $685,500 in August. That is the lowest median price this year, after posting the second highest number in August. The median sales price in Dublin has been quite volatile this year, swinging from a high of $743,500 in January to $529,500 in September. Dublin has a wide mix of housing and, depending on which homes sell in a given month, median prices can swing significantly. Interestingly, the median price per square foot increased to $274 in September from $255 in August. That is the third highest price per square foot this year.
Sales that closed in September were on the market for 57 days, compared to 35 days for sales that closed in August. The sales price as a percentage of the list price was down slightly to 98.3% in September from 98.9% in August. The percentage of distressed sales (short sales and REO) increased after four consecutive monthly declines. 46.2% of Dublin’s closed sales were distressed in September, compared to 25.9% in August. There were no sales of homes for more than $1,000,000 for the third consecutive month and five out of the last six.
Dublin Ranch led the way in September with 7 of the 26 sales. The San Ramon Village neighborhood also showed strong activity for the month.
