San Ramon Home Sales September 2011

Closed sales of single family detached homes dropped sharply in San Ramon, from 81 in August to 45 in September, a 43% decline.  While that is a pretty dramatic fall off, August’s sales were abnormally high and 45 was the same number that closed in September 2010.  The median sales price rose slightly to $725,000 in September from $720,000 in August.  The median price per square foot decreased slightly from $300 in August to $298 in September.

September’s closed sales were on the market for 56 days, up from 46 days for August’s closings.    The sales price as a percentage of the list price was virtually unchanged at about 98%.  24% of September’s sales were distressed, compared with 21% in August.  Five of the closed sales, or about 11%, were homes that sold for more than $1 million.

The neighborhoods of Gale Ranch, Windemere, and Canyon Lakes all showed strong activity for the month.  Gale Ranch had 10 of the 45 sales in September.
