The Dublin real estate market has been a bit of a yo-yo the past few months and September was no exception. Pending sales were down in September after rising in August after falling in July. Inventory, meanwhile, was up after falling in August after rising in July. The ups and downs aside, both inventory and sales are at healthy levels for this time of year.
There were 31 pending sales of single family detached homes in Dubin during September, down 18% from 38 in August. Inventory increased 19%, from 57 at the end of August to 68 at the end of September. The result was a looser market, with 2.2 months worth of inventory relative to pending sales at the end of September, compared to 1.5 months at the end of August.

While sales and inventory have been up and down as of late, the swings have not been large and the Dublin real estate market appears to be on solid footing. Inventory levels are lower than they were a year ago, but higher than two years ago, when the market was exceptionally tight. Pending sales levels are normal for this time of year.
