After being quiet most of the summer, the Walnut Hills and Canyon Oaks neighborhoods of Pleasanton picked up in August and September with three closed sales. There were four closings during the past six months, compared to five during the previous six month period.
There is one active listing, located on Valley Avenue. It is listed for $794, 950 or $332 per square foot. It has been on the market for 13 days and is not distressed (short sale or REO).
One sale is pending in the neighborhood. The asking price is $839,500 or $350 per square foot. It has been on the market for 35 days and it is not distressed either.
The average sales price for the four sales that closed in the past six months was $848,500 or $321 per square foot. These homes sold of 98% of the asking price, on average and were listed for an average of 64 days. None of them were distressed.

These two neighborhoods are located in the Bernal Property. Walnut Hills is located off Bernal Ave & Valley Ave across from the fairgrounds. Built in 2002 & 2003, these single family detached homes feature detached garages. The homes range from 2300 to almost 3000 sq ft, with possible in-law units above the detached garage up to an additional 800 sq ft.
Canyon Oaks is located on the Eastern edge of the Bernal Property near Hearst Elementary School. Canyon Oaks was built in 2003 & 2004, and features detached single family homes from 2400 to 3400 sq ft, with 2 and 3 car garages (some detached). Both neighborhoods are close to the Marilyn Murphy Kane Trail and Bernal Community Park, and offer great views of Pleasanton Ridge.
