Closed sales of single family detached homes in Pleasanton decreased in October to 40 from 44 in September. The median sales price decreased from $770,000 in September to $647,500 in October. The mix of homes sold was skewed very much toward the lower end in October. 15 homes sold for less than $600,000 in October, compared to six in September. On the other end, there were six sales of homes for over $1 million, compared to 11 last month. The average for the year is 10 $1 million-plus sales. The median price per square foot dropped slightly from $344 in September to $337 in October.
The homes that closed in October were listed for an average of 46 days, down from 66 days for sales closed in September. The sales price was 98.4% of the list price in October, up nicely from 96.4% in September. The percentage of distressed properties (short sales and REO) increased sharply in October to 22.5% from 2.3% In September. September was abnormally low.
The neighborhoods of Valley Trails, Vintage Hills, and Mohr Park led the way in activity for October.
