San Ramon Home Sales September 2011

Closed sales of single family detached homes dropped for the second consecutive month in San Ramon.  There were 37 closed sales in October, down 8 from 45 in September.  October’s sales were also lower than the 45 we had in October 2010.  The median sales price fell from $725,000 in September to $710,000 in October.  The median price per square foot decreased to $288 from $298 in September.

October’s closed sales were on the market for 51 days, down from 56 days for September’s closings.    The sales price as a percentage of the list price was virtually unchanged at about 98%.  30% of October’s sales were distressed (short sale or REO), compared to 24% in September.  Two sales were for more than $1 million (5.4%).

The neighborhoods of Windemere, The Bridges, and Twin Creeks all had strong activity in October
