Bonde Ranch Pleasanton Market Update November 2011

It has been a quiet year in the Bonde Ranch neighborhood of Pleasanton, with only two closed sales so far.  With only one active listing and no pending sales, we aren’t going to see many more sales this year.  By comparison, there were five closed sales in this neighborhood during 2010.

The active listing is on Roselma Place and it is priced at $1,399,999 or $350 per square foot.  It has been on the market for 154 days and is neither a short sale nor REO.

Four sales have closed in the past 12 months.  The average sales price was $910,313 or $305 per square foot.  They were listed for an average of 53 days and sold for about 96% of the asking price.  904 Pamela Place was a short sale.

Bonde Ranch was developed by Shapell Industries in 1996 & 1997. Most are tract homes built by Shapell, although there are also several lots sold by Shapell that contain custom homes. The neighborhood is located off of Bernal Ave just East of downtown Pleasanton. The homes feature Traditional exteriors with modern, open floorplans and luxurious kitchens and baths.  There are both single story and two story homes in this neighborhood.  Some of the homes have sweeping views of the Pleasanton ridge and the valley.  The neighborhood offers excellent access to downtown Pleasanton which makes it a popular choice for home buyers.
