Ironwood Estates Pleasanton Market Update November 2011

There is not much activity in the Ironwood Estates neighborhood of Pleasanton.  Only three sales have closed in the past twelve months and only one of those within the past six months.  There are two active listings and no pending sales.

The average asking price of the two active listings is $1,394,500 or $329 per square foot.  These two homes have been listed for 78 and 56 days, respectively.  Neither is a short sale or REO.

The three sales that closed in the past year carried and average sales price of $1,278,333 or $329 per square foot.  They were on the market for an average of 58 days and sold for over 100% of the listed price.  1410 Briones Lane was a short sale.
