Pleasanton Heights Pleasanton Market Update November 2011

With five closed sales during the past six months, activity the Pleasanton Heights neighborhood of Pleasanton slowed down quite a bit.  By comparison, there were 10 closed sales during the prior six month period.  An additional six sales are pending and there are two active listings.

The two active listings are both on Kottinger Drive and are priced at $536,500, on average, or $404 per square foot.  They have been on the market for 73 and 63 days, respectively.  One of the homes is a short sale.

The six pending sales are listed for an average price of $594,483 or $389 per square foot.  They have been on the market for an average of 66 days.  Four of the six properties are short sales.

The average sales price of the five closed sales was $740,500 or $361 per square foot.  That was about 98% of the asking price.  These homes were listed for an average of 97 days.

An older, quaint neighborhood, Pleasanton Heights offers a prime location close to downtown Pleasanton. The homes here were built in the late 1950’s and early 1960’s.  Many of the homes in this prime neighborhood have been updated and/or remodeled, usually maintaining the charm and quaintness that makes this area so desirable.
