Stoneridge Park/Place/Square Pleasanton Market Update November 2011

Activity has slowed in the Stroneridge Park/Stoneridge Place/Stonerideg Square neighborhood of Pleasanton over the past six months.  Typically, this neighborhood averages about 2 closed sales a month and that number was cut in half.  There were six closed sales during the last six months, compared to twelve in the prior six months.  Five homes are actively listed and one sale is pending.

The five active listings are priced at $667,778, on average, or $364 per square foot.  They have been listed for an average of 58 days.  The Wheatman Court property is a short sale.

The only pending sale is on Red Pine Court and it is listed for %569,000 or $370 per square foot.  It has been on the market for 208 days and is a short sale.

The average sales price for the five closed sales was $630,083 or 4349 per square foot.  They were listed for an average of 21 days and sold for about 99% of the asking price.  2629 Lotus Street was a shor tale and 2718 Maria Street was REO.

Stoneridge Park, Stoneridge Place, and Stoneridge Square are planned neighborhoods at the end of Stoneridge Dr. in east Pleasanton.  Stoneridge Park features single family detached homes ranging from 1,500 to almost 3,000 square feet.  There are also a handful of larger semi-custom homes on 12,000 to 16,000 square foot lots with three car garages. Stoneridge Place is a patio home development, typically with four homes sharing a cobblestone driveway.  Stoneridge Square features smaller lot detached homes.  There is a community pool and spa, and Mohr Elementary School and Mohr Park are adjacent to the property.
