San Ramon Market Update October 2011 – Sales Jump

After showing weakness the past two months, the San Ramon real estate market came back strong in October with a big increase in pending sales and a corresponding dip in inventory.  Sales were strong across the market but particularly so for homes priced under $1 million.
Overall, pending sales of single family detached homes jumped 62%

Danville Home Sales October 2011

There were 36 closed sales of single family detached homes in Danville during October, the same number as in September.   The median sales price decreased to $725,000 from $804,950 in September.   The median price per square foot decreased from $323 in September to $307 in October.  Eight of October’s closed sales (22%) were of homes

Closed sales of single family detached homes dropped for the second consecutive month in San Ramon.  There were 37 closed sales in October, down 8 from 45 in September.  October’s sales were also lower than the 45 we had in October 2010.  The median sales price fell from $725,000 in September to $710,000 in October.
