Sales of single family detached homes increased in San Ramon in March from February’s level but were still below year-ago sales. 52 sales closed during March, a 44% increase over 36 in February. There were 57 closed sales in March of 2011 and 37 in March of 2010. The median sales price fell about 2% in March to $730,868, from $745,000 in February. The median price per square foot increased 5%, from $280 in February to $294 in March. The sales price as a percentage of the list price was up slightly in March to 98.9% from 98.5% in February.
The properties that closed in March were on the market for 48 days, 4 days more than those that closed in February. 14 of March’s sales were distressed (27%), compared to 12 of February’s sales (33%). Nine properties sold for over $1 million in March, compared to one for both January and February. That is the most $1million plus sales closed in San Ramon since March of last year.
The neighborhoods of Twin Creeks, Norris Canyon Estates, and Windemere all had strong activity in March
