33 sales of single family detached homes closed in Dublin during April, up 22% from the 27 that closed during March. April’s sales were also significantly higher than they were during April of 2011 (20) and 2010 (18). The median sales price increased slightly to $587,000, from $583,000 in March. The median price per square foot increased from $266 in March to $272 in April. The sales price as a percentage fo the list price also increased to almost 99% from 98% in March.
Homes sold in April were on the market for a shorter period (26days) than homes sold during March (46 days). 42% of April’s closed sales were distressed (short sale or REO), down from 48% in March. One sale was for more than $1 million, about par for Dublin.
