Pleasanton Hills Market Update July 2012

Activity is beginning to pick up in the Pleasanton Hills neighborhood of Pleasanton.  One sale has closed this year, there is another sale pending and two properties are actively listed.  That doesn’t seem like much, but there were only two closed sales here all of last year.

The two active listings have an average asking price of $993,960 or $315 per square foot.  They have been listed for an average of 83 days.  Neither home is distressed (short sale or REO).

The only pending sale is on Los Rios Court and it is listed at $1,229,000 or $555 per square foot.  It has been on the market for 21 days and is not distressed.

Two sales have closed here in the past 18 months and only one this year (January).  The average sales price of the two closed sales was $945,500 or $316 per square foot.  They were listed for 23 days, on average, and sold for about 99% of the asking price.  Neither home was distressed.

Built in the mid-1980s, these Victorian inspired homes are located close to downtown Pleasanton near the intersection of Bernal Ave and First St.  Several of the homes in this desirable neighborhood have fabulous views of the Pleasanton Ridge and downtown.
