After increasing for four consecutive months, closed sales of single family detached homes in Danville fell in June. Pricing was mixed but the number of days on the market fell for the second month in a row.
62 sales closed in June, down 13% from 71 in May. Sales levels remained high, though. By comparison, there were 55 sales in June 2011.
The median sales price increased nearly 7% in June to $905,000, a $55,000 increase over May’s $850,000. That is also higher than a year ago, when the median sales price was $829,900. The median price per square foot, however, fell in June to $322 from $332 in May. That is also lower than the $328 recorded in June 2011. June’s closed sales received 99.3% of the asking price, up slightly from 99% in May. 19 sales in June were for more than $1 million, little changed from 20 in May.
The number of distressed properties dropped sharply, from 17 in May to only six in June. That is the fewest here since January, but is the lowest percentage of closed sales in a month in over two years. The number of days on the market fell to 43 in June, from 51 in May.
The neighborhoods of Bettencourt Ranch, Diablo Highlands, and Vista Tassajara all showed strong activity in June.
