Closed sales of single family detached homes fell slightly again in June in Dublin, the second consecutive monthly decline.  While the decline was small (only 2 units) it is unusual for June.  Low inventory continue to be a drag on sales.

30 sales closed during June, down from 32 in May.  There were 29 closed sales in June 2011.  The median sales price increased nearly 6% in June to $602,500, from $570,000 in May.  The median sales price a year ago was $635,000.  The median price per square foot fell 4%, from $279 in May to $267 in June.  The homes sold for 100% of the average list price, down a little from 100.8% in May.  One home sold for over $1 million, a more normal number for Dublin than the five we had last month.

Sales closed in June were on the market an average of 20 days, up from 14 in May.  Only 23% of June’s sales were short sales or REO, down sharply from 47% in May.  That is the lowest percentage of distressed sales in Dublin in more than two years.  June also stopped a five month increase in the number of distressed properties.  Seven distressed properties is the fewest since January.  the median age of June’s sales was 12 years, down from 23 in May.
