Closed sales of single family detached homes fell in San Ramon during June, reversing a four month trend of increases.  There were 76 such sales during June, down from 80 in May, a 5% drop.  That’s still more sales than in June 2011, when there were 71.

The median sales price fell by $10,000 in June to $707,500 from $717,500 in May, a 1.4% decline.  June’s median sales price was also lower than a year ago, when it was $737,000.  On the other hand, the median price per square foot increased 6% to $313 from $295 in May.  That is also higher than June 2011, which was $299 per square foot.  10 homes sold for more than $1 million in June, up one from May.

June’s sales closed in 27 days, down from34 for May’s sales, which was already a very low number.  24% of June’s sales were distressed (short sale or REO), down from 26% in May.  The median age of June’s closed sales was 19 years, down from 18 in May.

The neighborhoods of Gale Ranch, Windemere, and Twin Creeks all saw strong activity in June.
