The Highland Oaks neighborhood of Pleasanton has remained a very popular and active neighborhood over the past six months. Inventory has remained low and most homes sell fairly quickly. 11 sales closed here in the past six months, the same number that closed in the prior six month period. By comparison, only six closed her during the first half of 2011. Two additional sales are pending and only one home is actively listed.

Eleven sales have closed this year, at an average sales price of $597,050 or $346 per square foot. That was more than 99% of the asking price. On average, these homes were on the market for 37 days. 7665 Cottonwood Lane and 7261 Tulipwood Circle were short sales.

Highland Oaks is situated in West Pleasanton off of Foothill Rd. The homes here have a very traditional, almost East Coast look and feel to them. The floor plans tend to be rather compartmentalized, although they are flexible and easy to modify and expand. This is a mature neighborhood, with lots of trees and some very nice views of the Pleasanton ridge.
