Inverness Park Area San Ramon Market Update July 2012

The Inverness Park area of San Ramon has remained active, with seven closed sales this year.  That compares to 10 closed during the last six months of 2011 and only three during the first six months of last year.  No sales are pending and only two are actively listed.

The two active listings are priced at $702,000, on average, or $324 per square foot.  The home on Fife Court has been listed for 209 days, while the property on Toluca Drive has been available for only nine days.  Neither home is distressed (short sale or REO).

The seven closed sales had an average sales price of $741,357 or $259 per square foot.  That was over 98% of the asking price.  The homes were listed for an average of 66 days.  72 Fife Court was REO, while 310 Salem Court was a short sale.

The Inverness Park area includes Inverness Park and the neighborhoods North of Montevideo from Alcosta to Athans Down Park.  Most of these homes were built by Shappel Industries in the mid 1970′s to mid1980′s and range from 1800 sq ft to over 3000 sq ft, on lots that typically range from 8000 to 10,000 sq ft or more, with 2 and 3 car garages.
