Greenbrook Area Danville Market Update July 2012

Closed sales of single family detached homes in the Greenbrook Area of Danville were a little higher during the past six months than during the previous six month period.  There were 14 closed sales so far this year, compared to 11 during the second half of 2011 and only two during the first half of last year.  Two sales are pending and five homes are actively listed.

The five active listings have an average asking price of $793,968 or $381 per square foot.  They have been listed for an average of 27 days.  One of the homes on Harlan Drive is a short sale.

The average list price of the two pending sales is $$729,950 or $374 per square foot.  One has been listed for over two months, while the other has been available for only 10 days and is a short sale.

The 14 closed sales had an average sales price of $752,244 or $338 per square foot.  That was nearly 98% of the asking price.  These homes closed in an average of 58 days.  3444 Claridge Drive and 540 Ferncroft Court were short sales.

The Greenbrook area includes single family homes in both the Greenbrook and Greenwood developments. These neighborhoods are located just East of I-680 and South of Sycamore Valley Road. Greenbrook was built in several phases from the mid-1960′s to the mid 1970′s and has a community pool and a Homeowner’s Association as part of the community.  Greenwood is a smaller pocket of adjacent homes built by Charles Bloch in the mid to late 1970′s.
