With three closed sales in the past six months, the Avignon/Chateau Estates/Bordeaux Estates neighborhood of Pleasanton saw activity increase over what has been the case here over the past couple of years. Only three sales closed all of last year. There is an additional sale pending but no active listings.
The pending sale is on Vineyard Terrace and is priced at $1,449,000 or $346 per square foot. It has been on the market for 24 days and is not a short sale or REO.
Four sales have closed in the past year. Their average sales price was $1,392,500 or $313 per square foot. They were listed for an average of 165 days and sold for about 99% of the list price. 1311 Montrose Place and 1332 Safreno Way were both short sales.

Avignon, Bordeaux Estates & Chateau Estates are located just outside Ruby Hill off of Vineyard Ave in East Pleasanton. They feature luxury homes on generous lots.
