The Stonegate neighborhood of Alamo continues to see activity for the custom homes but not as much for the semi-custom properties. Five custom homes closed sale in the past six months, while one semi-custom property closed. That is an increase in activity for custom homes but a decrease for semi-custom.
CUSTOM HOMES
One custom home is actively listed and it is on Dorchester Lane. It is priced at $1,325,000 or $368 per square foot. On the market for 15 days, the home is not distressed (short sale or REO).
One property, on Stonegate Drive, is pending sale. Listed for $902,100 or $256 per square foot, it has been available for nearly six months and is a short sale.
The average sales price of the five closed sales during the past six months was $1,211,311 or $316 per square foot. That was nearly 97% of the asking price. The homes were on the market for an average of 77 days. 3179 Stonegate Drive was REO and 306 Canterbury Court was a short sale.

SEMI-CUSTOM HOMES
Only one sale of a semi-custom home has closed this year. Three sales closed during 2011, all during the second half of the year. No sales are pending and there is one active listing.
The active listing is on Lancater Court and is priced at $985,000 or $384 per square foot. It has been listed for about a month and is not distressed.
The table below lists all closed sales in this neighborhood since the beginning of 2011, however, the sales price of 42 Kentfield Court was not available. It was on the market for 60 days and was priced at $885,000.

Stonegate is an exclusive, gated community in East Alamo featuring mostly custom homes, with a handful of semi-custom homes, in a secluded setting at the foot of Mt. Diablo. Many lots back to open space and offer views of the surrounding hills and Mt. Diablo. There is a Homeowners Association that covers the security gate, and includes tennis facilities.
