After falling a little in each of the past two months, closed sales of single family detached homes in Dublin increased in July, while the median price and price per square foot also rose. 35 sales closed here in July, up 17% from 30 in June. There were 27 closed sales during July of both 2011 and 2010.
The median sales price in July was $680,000, up nearly $78,000 or 13% from $602,500 in June. The median price per square foot rose slightly to $270 in July from $267 in June. That value was below July 2011′s ($278) and July 2010′s ($289) price per square foot. Two homes sold for over $1 million in Dublin in July, compared to one during June.
The number of days on the market increased for the second consecutive month in July to 26, from 20 in June and 14 in May. Eight of July’s closed sales were distressed (short sale or REO), one higher than in June. That marks two consecutive months with less than 25% distressed sales, which is pretty much unheard of for Dublin for the past several years.
West Dublin saw strong activity for the month, as did Dublin Ranch, which had almost 1/3 of all sales in July
