The median sales price increased about 3% to $725,000 in July, from $707,500 in June. The median price was on par with July 2011′s, which was $723,000. The median price per square foot fell from an abnormally high $313 in June to $305 in July. The median price per square foot for July 2011 was $295. Six homes sold for more than $1 million during July, down from 10 during June.
July’s closings were on the market for 28 days, down one day from June. 19 of July’s closed sales were distressed (short sale or REO) compared to 18 during June. The average age of July’s closings was 28 years, up from 19 years in June.
