Moller Ranch Pleasanton Market Update August 2012

The Moller Ranch neighborhood of Pleasanton remains very popular, particularly for the non-custom homes.  The few non-custom homes that became available sold quickly, while the semi-custom homes have tended to take a bit longer.  Four sales have closed this year in Moller Ranch.  Five sales closed here during all of 2011.  There are no active listings and only one pending sale. 

NON-CUSTOM HOMES 

The only pending sale in Moller Ranch is a non-custom home on Athenour court.  It is priced at $774,950 or $411 per square foot.  It has been on the market for only seven days.  It is not distressed (short sale or REO). 

Three sales of non-custom homes have closed this year, the same number that closed during all of 2010.  The average sales price of these three homes was $772,333 or $392 per square foot.  On average, these properties sold in 25 days for about 101% of the asking price. 

SEMI-CUSTOM HOMES 

Two sales of semi-custom homes have closed this year in Moller Ranch, versus one in 2011 and two in 2010.  The table below shows all semi-custom sales since the beginning of 2010.   

The two sales that closed this year were priced at $2,314,950, on average, which was $328 per square foot.  They were on the market for an average of 95 days and sold for about 95% of the asking price.  None of the homes were distressed. 

Moller Ranch is a planned development in the hills of West Pleasanton.  It features a wide range of homes in an incredible setting surrounded by open space and hiking trails.  There are small lot detached homes, semi-custom homes and custom homes.   Moller Ranch is conveniently located close to Stoneridge Mall, with excellent commute access to I-580, I-680, and BART, as well as easy access to schools & parks.
