Vineyard Hills & Vista Diablo Pleasanton Market Update September 2012

Except for the month of April, the Vineyard Hills and Vista Diablo neighborhoods of Pleasanton have been quiet this year.  Only two sales have closed this year (both during April) and no properties are actively listed or pending sale.  Two sales closed during the first eight months of 2011 and one in 2010, so 2012 is pretty average for this neighborhood. 

The two closed sales were 2799 Vista Diablo Court and 2579 Gillian Court.  Both were short sales that were listed for 24 and 49 days, respectively.  Their average selling price was $997,500 or $332 per square foot, which was about 99% of the average asking price. 

The table below shows all closed sales in 2011 and 2012. 

Both Vineyard Hills and Vista Diablo are semi-custom homes in the Vineyard Road corridor. They feature homes ranging from 2,500 to over 3,000 square feet lots ranging from 8,000 square feet to ½ acre or more.
