The inventory of single family detached homes in Blackhawk fell in August but did not match the low of 27 homes set in June. Pended sales were up sharply, led by homes price at $1 million or more.
Overall, inventory fell 14%, from 35 at the end of July to 30 at the end of August. Pended sales increased from 3 in July to nine in August, a 200% jump. That drove inventory relative to pended sales to 3.3 months, from nearly 12 months in July.

Homes priced under $1 million accounted for 20% of Blackhawk’s inventory and 22% of pended sales in August. Inventory in this segment increased by one unit, to six homes at the end of July. Pended sales also increased by on unit to two during August. Inventory relative to pended sales fell to 3.0 months at the end of August, compared to 5.0 months at the end of July.

Since 80% of Blackhawk’s inventory and 78% of its pended sales were homes priced at $1 million-plus, it’s no surprise that this segment led the overall market in August. Inventory fell by six units to 24 at the end of August, a 20% drop. Pended sales jumped from two in July to seven in August.
