California Place & California Summerset Pleasanton Market Update September 2012

The California Place and California Summerset neighborhoods of Pleasanton remain in high demand, with properties selling quickly.  The problem over the past few years has been that not many have been for sale.  Only three sales closed during all of 2011.  So far this year, three sales have closed as well.  Two homes are actively listed, so there is a chance of having more sales this year than last.  No sales are pending here. 

The two active listings are both on Annis Court and are priced at $630,000, on average, or $401 per square foot.  They have been on the market for an average of 20 days.  Neither home is distressed (short sale or REO). 

The average sales price of the four sold properties was $650,000 or $364 per square foot.  That was about 99% of the average asking price.  These properties were on the market for an average of only 16 days.  None of them were distressed. 

California Place and California Summerset are single family home neighborhoods located on the eastern edge of Pleasanton off W. Las Positas Blvd.  These neighborhoods are located within walking distance of Meadows Park.  There is also access to the Pleasanton Meadows greenbelt, which offers direct access to Fairlands Elementary School, the neighborhood school.  There are also several parks within the greenbelt.
