Bridle Creek & Sycamore Heights Pleasanton Market Update October 2012

More sales closed during the past six months (five) in the Bridle Creek/Sycamore Heights neighborhood of Pleasanton than closed during all of 2011 (four).  Interestingly, four of this year’s closed sales were during April.  Only one sale has closed here since then.  No homes stayed on the market longer than 19 days.  No sales are pending and there is only one active listing. 

The active listing is on Hanifen Way and is priced at $1,600,000 or $372 per square foot.  It is a new listing and a short sale. 

Six sales closed this year.  The average sales price was $1,531,167 or $354 per square foot, which was about 99% of the average asking price.  They were on the market for an average of only 11 days.  None of the homes were short sales or REO. 

Bridle Creek and Sycamore Heights remain very popular with luxury home buyers looking for newer properties with generous lots. The pastoral setting with rolling hills and views makes these homes especially attractive. These neighborhoods also boast excellent access to Hearst Elementary and Pleasanton Middle School, both award winning schools. It has outstanding access to I-680 and the ACE Train for easy commuting to the South Bay.
