Danville Home Sales September 2012

Closed sales of single family detached homes fell in Danville during September to 45, from 56 during August, the fourth consecutive month of declining sales.  Sales were still higher than they were a year ago, when there were 36.   

The median sales price fell for the third consecutive month in September.  The median sales price was $799,000 in September, $56,000 (about 7%) lower than $855,000 in August.  The median sales price was $800,000 in September 2011.  September’s average sales price was about 99% of the average list price, up from 97.5% in August.  Nine of September’s sales were for more than $1 million, compared to 15 in August. 

September’s closings were on the market longer than were August’s closings (59 days versus 46).  There was one more distressed sale in September (9).  The median age of September’s closed sales was 22 years compared to 30 for August’s closings.

The neighborhoods of Northridge and Tassajara Ranch both showed strong activity in September.
