Closed sales of single family detached homes in Dublin fell by ten units in September to 26. The median sales price fell by $86,500 or about 14%. The median price per square foot, however, increased by $7 or about 2%.
There were 26 closed sales in September, compared to 36 during August. September’s sales were the same as September 2011. September’s median sales price of $542,500 was the lowest since February, when it was $500,000. By comparison, the median sales price was $529,500 in September 2011. The medians price per square foot of $293 in September was nearly $20 higher than the $274 for September 2011. The sales price of September’s closed sales was 99.0% of the asking price, down from 99.5% in August.
Six of September’s sales were distressed (short sales or REO), the fourth consecutive month in single digits. September’s closed sales were on the market for 38 days, up from 24 for sales closed in August. The median age in September was about 35 years, up from 12 in August. One sale was for more than $1 million in September, the same as in August.
The neighborhoods of Dublin Ranch and Echo Park showed strong activity for the month of September.
