San Ramon saw closed sales of single family detached homes fall in September, along with the median sales price and the median price per square foot.  All three of those numbers, however, were equal to or better than they were a year ago. 

52 sales closed during September, the fourth consecutive month of declining sales here.  There were 55 sales in August and 45 in September 2011.  September’s median sales price of $725,000 was 3.7% lower than Augusts’ $753,000 and equal to the median price of a year ago.  The median price per square foot was $300 in September, down from $310 in August.  The price per square foot was $298 in September 2011.  12 of September’s sales were for $1 million or more, which was about 23% of the total.  That is the greatest mix of high-end sales here since February 2011.   

September’s sales were on the market for 36 days, up from 32 in August.  12 of the homes (23%)were distressed in September, the most since April 2010.  The median age of closed sales in September was 13.5 years, down from 16 years in August.   

The neighborhoods of Windemere and Canyon Lakes showed strong activity for the month of September
