Livermore Market Update September 2012 – Volumes Trending Downward

Both inventory and pended sales of single family detached homes trended downward in Livermore during September.  September’s 82 pended sales was the same number as September 2011, while inventory was less than a third of what it was a year ago.  Homes priced under $1 million accounted for most of the activity. 

Overall, inventory fell from 90 homes at the end of August to 79 at the end of September, a 12% decline from what was already a very low level.  82 sales pended during September, down 7% from 88 pended during August.  Inventory relative to pended sales remained steady at about 1.0 month.

Homes priced under $1 million accounted for 98% of pended sales during September and 70% of inventory, both numbers unchanged from August.  55 homes were for sale in this segment at the end of August, down 13% from August’s 63.  September’s 80 pended sales were 7% lower than the 86 pended during August.  There is about .7 months of inventory relative to pended sales in this price range.

Little changed in the market for homes priced at $1 million and up.  Inventory did fall by three units to 24, while pended sales remained constant at two.

The Livermore real estate market has been pretty consistent the past few months, with inventory and pended sales both trending gradually downward.
