For the second month in a row and the third time in 2009, there were more pending sales of single family homes in Dublin at the end December than there were homes for sale. Both inventory and pending sales fell during the month.
Hansen Hill and The Ridge had five closed sales in the past six months and there are currently two pending sales. That is comparable to the level of activity seen in the first half of 2009. The average sales price of the sold homes was $843,010, which was 98% of the asking price. They were on the market for an average of 37 days.
More people moved into the San Francisco Metroplitan Area last year than moved out, according to a report issued by the Brookings Institute. If that trend continues, it is bound to help improve the economy and housing market.
